A short sale occurs when a lender accepts less than the total amount due as payment in full for a loan. The lender adjusts the loan payoff to accommodate the sale of the home, and the additional balance due is written off. The lender pays all fees. You do not pay a dime. In a situation where a refinance is not possible, a loan modification wasn't accepted, or foreclosure is looming in the near future, a short sale is a great alternative.
